Our Projects
Our projects are spread out around Dunedin and at different points of development. Keep up to date with what we are doing through our blogs.

Something a little different: Pine Hill
The former Scout Hall in Pine Hill stands on a large section of land. We purchased this property in 2024 and set straight to work renovating the existing building on site and selecting house designs for the rest of the section. We have Resource Consent to subdivide the site into eight lots. We are transforming the old Scout Hall into a duplex (one three-bed and one five-bed), and the rest of the site will be developed into sites with standalone houses designed and built by Je

First glances can be deceiving: Larnach Road
This site started off as a strip of underdeveloped land when we bought it in May 2024. Over the past year we have been chatting with the neighbours and purchasing sections of their unused land to make this a workable site. We worked with Patersons to get our Resource Consent to subdivide and develop this section. We are looking at developing 10 sites on this property. And we are working with Stonewood and GJ Gardner to design good affordable first homes that suit each site. W

First success story: Waverley
This was a DRDL 2023 Ltd first. We matched one of our first applicants with the existing house on this site and worked with them to complete the sale process. We are so pleased that they are settled in with their whanau and loving life in Waverley. This site has beautiful views over Andersons Bay inlet and across to town. We subdivided the section into two titles, keeping the original house and designing a new house for the rear section. The original house is what has been so

A hidden gem in Mosgiel: McFadden Drive
In December 2024 we settled on our section out in McFadden Drive Mosgiel. This site was a rare find, a site with a resource consent to subdivide already in place, and two relocated building on two of the new lots. We got straight to work to renovate the existing buildings and built five new houses on the other lots. Photo: The site in January 2025 before we started work on the relocated homes. Whitestar Construction undertook the renovation work for the relocated homes. These

A great view from the top: Buchanan Street
When we went to view this property, our cars reminded us that it was a bit of a grind to get to the top of Baldwin Street, but it was worth it. This section is a bit special. It is located at the top of the steepest street in the world, with quite the view over North East Valley, and it is an absolute sun trap. The sections we bought has one existing house and six titles. We only settled on this property in September 2024, but plans are already well underway. The existing

A Slice of Paradise: Honeystone Street
In September 2024 we settled on a piece of premium real estate up in Helensburgh. The six acres of land has a large five bed-home and a 1 acre established 40-year-old garden on in. The other five acres consist of gentle sloping paddocks. We will be subdividing off the original house and garden, and selling this to someone who will continue to love and care for it. We will then be developing the rest of the section. We applied for our Resource Consent for this site back in M

Endless Possibilities on The Farm: Panmure Ave
Photo: Company director Roger meeting the locals. Our largest land acquisition to date (March 2026) was the purchase of The Farm up in Calton Hill. This large 15-acre section is a suntrap which has exciting possibilities. In order to get survey work, HAIL and Geotech investigation completed we had to clear the section of gorse. This work revealed a number of secrets that the site was hiding under gorse over 6 ft tall! Our Master Plan has been completed for this subdivision, w

Building a community: Kaikorai Valley
Photo credit: Stephen Jaquiery We have been lucky to buy some great sections close to Dunedin central and this subdivision is one of them. Our houses are part of a much larger subdivision that will go up the hill on the west side of Kaikorai Valley. DRDL 2023 are building fifteen houses (six duplexes and three single dwellings). We have worked with Bunnings' Clever Living for the design of the duplexes, which are currently being built by Whitestar Construction. The build for

Home is where the heart is: Challis Street
We bought this section in 2023. The original Mason and Wales home was built in the 1970s and lived in by the couple who built it until...

Up on the Sunny Side: Theomin Close
As you drive along North Road, look up behind Ross Home and you can see our first larger subdivision. This undeveloped parcel of land was perfectly situated to catch the sun, so we know these homes are going to be great places to live. Our plan has changed a little over time, we are now looking at building 12 homes and selling two sections. We hope all of the 12 homes built by us will go to First Home Buyers. The Development has two access points, one off Leicester St and ano
